One of the biggest advantages here is location. Buyers get a brand-new home without giving up the mature neighborhood feel of an established Carson City community. Silver Oak is close to medical facilities, shopping, restaurants, downtown Carson City and Highway 50 toward Lake Tahoe.

One feature I particularly like about Borda Crossing is the outdoor space. Depending on the homesite, many of these homes have approximately 20 to 40+ feet of backyard depth, which can be difficult to find in newer developments.

Its southeast Carson City location also provides convenient access to shopping, schools, Highway 50 and I-580.

Homes offer two to three bedrooms and one- or two-car garages, with current base pricing beginning around $394,990.

The community is also planned around a lower-maintenance lifestyle with amenities including a private clubhouse and pool.

Arrow Point can be an interesting option for first-time buyers, downsizers and buyers who want newer construction without the price point of a larger detached home.

Arbor Villas by D.R. Horton

The location is a big part of the appeal. Residents are close to downtown restaurants, breweries, events, the Nevada State Capitol and Carson City’s trail system.

D.R. Horton currently describes Arbor Villas as being in its final opportunities, so buyers interested in this community may want to explore remaining inventory sooner rather than later.

Timberline Crossing by Jenuane Communities

Timberline Crossing is a master-planned community in East Carson City being developed by Jenuane Communities.

The currently selling Floral Grove Collection features seven single-family floor plans ranging from approximately 1,469 to 2,594 square feet, with three to four bedrooms.

Current builder pricing begins around $574,990.

Another addition is on the way. Jenuane has announced the Silverwood Commons Collection, a townhome neighborhood planned for 2026 with homes ranging from approximately 1,364 to 1,803 square feet.

Timberline Crossing's location off Highway 50 makes it convenient for buyers commuting toward Dayton, USA Parkway or Reno while remaining close to Carson City's shopping and services.

Valley Knolls by Jenuane Communities

Valley Knolls is one of Carson City’s larger master-planned communities.

Current builder pricing ranges from approximately $649,990 into the upper $800,000s.

Valley Knolls tends to appeal to buyers wanting larger floor plans, larger homesites and more design flexibility than some of Carson City's smaller new-home developments.

Cross Creek by Ryder Homes

Current base pricing begins around $494,990, with larger plans extending into the upper $600,000s.

Ryder currently shows no completed available homes in the community but indicates that Phase II is coming soon, making this a community worth watching if you're planning a future Carson City home purchase.

Little Lane by Bates Homes

Bates Homes offers several multi-story designs ranging from approximately 1,683 to 2,541 square feet, with three- and four-bedroom configurations available.

The community may appeal to buyers who want the benefits of a new home while remaining close to the center of Carson City rather than moving farther toward the edges of town.

Because availability at Little Lane can be limited, buyers should verify current inventory and pricing directly before visiting.

Venado Valley by Toll Brothers

Builder: Toll Brothers
Location: West Carson City
Home Type: Luxury single-story homes
Status: Final opportunity / essentially sold out

Venado Valley has been one of Carson City’s notable luxury new construction communities, featuring just 40 single-family homes near the Carson Range.

The homes were designed around single-level living with approximately 2,129 to 2,337+ square feet, three-car garages and upscale finishes.

As of June 2026, Toll Brothers announced that only one home remained, a 2,337-square-foot Scout Modern Craftsman priced at $750,000.

Because of that, I would consider Venado Valley a final-opportunity community rather than an ongoing source of new construction inventory.

What About Lennar's Ash Canyon Communities?

Buyers searching online may still find references to Lennar's Andersen Ranch or Silver Trails at Ash Canyon in northwest Carson City.

These communities have offered attractive single-story new construction near the Ash Canyon trail system, but Lennar currently lists Silver Trails at Ash Canyon as sold out, with no homes available.

That distinction matters because online searches for “new construction homes in Carson City” often surface communities that are no longer actively selling.

How Much Do New Homes Cost in Carson City in 2026?

Based on current builder pricing, new construction homes in Carson City generally range from the upper $300,000s for townhomes to $800,000+ for larger or luxury single-family homes, with premium homesites and extensive upgrades potentially pushing prices higher.

There really isn't one single Carson City “new construction market.”

A buyer looking around $400,000 has very different options from someone looking at $600,000, $750,000 or $900,000.

That's why I recommend starting with three questions:

  1. What is your realistic total budget, including upgrades and lot premiums?
  2. Do you prefer a townhome, traditional single-family home, larger homesite or luxury/golf course setting?
  3. Which part of Carson City fits your lifestyle best?

Once we know those answers, we can usually narrow the field pretty quickly.

Which Carson City New Construction Community Is Best?

There isn't one answer, and that's actually one of the things I like about Carson City's current new-home market.

If you're looking for a lower price point and low-maintenance living, you may start with Arrow Point or Arbor Villas.

If you want a detached home around the $500,000s or $600,000s, Artemis, Borda Crossing, Timberline Crossing, Cross Creek and Little Lane give you several very different options.

If you need more space or larger floor plans, Valley Knolls becomes worth exploring.

And if your priority is single-story luxury new construction, a gated neighborhood and golf course living, The Fairway at Silver Oak occupies a very different niche.

The best community isn't necessarily the one with the prettiest model home. It's the one that makes sense for your budget, lifestyle, location preferences and long-term plans.
